The Mercantile Promociones Fuertes SA (Profusa), led by businessman Tomás Fuertes, plans to land for the first time in Molina de Segura in order to proceed with the development and urbanization of an industrial area of ​​more than one million square meters in the sector urban framed between the A-30 motorway, the La Polvorista Norte Business Area, the Casa Ros Urbanization, the Rambla de los Calderones and the border with the municipality of Murcia.
On August 9, the period of one month of public exposure in the BORM (number 183) of the modification or substantial changes of the Partial Plan ZDT-M1 with consolidated text in March 2019 began, administrative processing necessary to carry out the action .
This urban sector of Molina de Segura formerly housed poultry farms.
The current Municipal General Urban Planning Plan, approved in 2006, ordered the composition of an area of ​​industrial and commercial use of more than one million square meters, bordering the Autovía de Madrid, and on the other side of the Urbanization El Chorrito, as a link between Polígista La Polvorista towards that important national artery.
Profusa acquired, long ago, as a real estate investment, the farm where the land is located.
The area was re-qualified to commercial and industrial, and lately the next North Arc of the city of Murcia has been projected, whose route will cover the new polygon.
The company had planned the development and urbanization of this area that, with the passing of the bypass of the Mediterranean Highway (A-7 and E-15), will become one of the most strategic areas of the Spanish southeast, bordering on the Carretera de Madrid and the Mediterranean Arc.
After the completion of the works of the "Montevida" sector of El Palmar, together with the Arrixaca, the developer has begun to accelerate the processing of the urban planning of the new business area of ​​Molina de Segura, at the moment without a known name.
The node includes infrastructures of maximum level, with the passage of two national highways, a hydrographic course, a cattle route and a great line of transport of electrical energy.
The new polygon will have a total area of ​​1,063,000 m², of which 399,000 will correspond to net plots for building.
It will also mean 113,000 m² of general road systems, 92,000 m² for the future A-7, another 71,000 m² of streets, 57,000 m² of public facilities and projected green areas of almost 250,000 m².
The main road will coincide and will be part of the northeast ring road of the city of Molina de Segura, which will run parallel to the Madrid A-30 motorway.
The extensive business park, which is estimated to be fully prepared in about three years, will become one of the largest industrial investments of the last decades in the Region of Murcia, at the height of the polygon of Los Camachos in Cartagena or West in sewer.
In addition, the industrial and tertiary zone will form a unified surface, next to the La Polvorista Norte, La Polvorista Sur, Cabezo Cortao Business Area and the lands that mediate between them, of more than 4 million square meters, being the largest economic zone of the province to date.
A very important novelty for the region, for the city of Murcia and for Molina de Segura will be the construction of the complete accesses to the new polygon from the A-30 and A-7 highways, which will consist of a new communications node.
Profusa will also begin to develop the urban sector ZR3-M2 located on the other side of the Carretera de Madrid, between the urbanizations of El Chorrico and Montepríncipe, and the Carretera de Murcia a Altorreal, in front of the aforementioned highway.
This new urbanization, number 25 of the municipality of Molina de Segura, will have a total area of ​​1,770,000 m², urbanizing the northern area of ​​the capital.
Between the industrial and residential areas promoted by Profusa, there are several steps and accesses that will unite them, saving the A-30, and giving continuity to the urban fabric.
There are several commercial companies that have already shown interest in its installation in this area in the medium term, aware of the future strategic importance of the area, and the safety and speed that the project presents when it is treated by a promoter of the caliber of the one managed by the Strong family.
Molina de Segura currently has 6 Business Areas;
The Tapiado, La Estrella, La Serreta Este, La Serreta Oeste, La Polvorista Norte and La Polvorista Sur.
In addition, another 3 will be launched soon;
Hercas, of 308,000 m² and captained by Transportes El Mosca next year;
Molina Norte, of 1,070,000 m² and directed by Infagarro and Frutas Esther in 2021;
and that of Profusa, of 1,063,000 m² by 2023. Apart from that, there are the 20 isolated business areas that Molina de Segura has, and the new industrial estate of Campotéjar, located at the link of the new Northwest Arc with the Autovía de Madrid.
Once all these projects are completed, the municipality of Molinense will have 7.5 million m², the largest concentration in the Southeast.
4,977 companies have already been established in Molina de Segura and, in part thanks to this, Molina de Segura has the highest per capita income in the Region, with 27,000 gross euros per capita, and the second highest provincial GDP, with 5,000 million Euros
